Year-on-year volumes down; CCR premiums shrink

Hi, this week we examine New Launch (BUC) Market-Wide (Non-Landed).

Between Oct 2021 to Oct 2022:

CCR-over-RCR premium fell 136% to 120%.

CCR-over-OCR premium fell 172% to 162%

RCR-over-OCR premium rose 126% to 135%

(CCR) Between Oct 2021 to Oct 2022:
a. Average PSF grew 2.6% YoY ($2,800 PSF to $2,874 PSF);
b. Volumes fell 37.4% YoY (278 transactions to 174 transactions);
c. In Oct 2022, the 3 Top Volume CCR projects are Perfect Ten (37), Pullman Residences (15) and Hyll On Holland (12).

(RCR) Between Oct 2021 to Oct 2022:
a. Average PSF grew 16.3% YoY ($2,062 PSF to $2,399 PSF);
b. Volumes fell 66.5% YoY (263 transactions to 88 transactions);
c. In Oct 2022, the 3 Top Volume RCR projects are Riviere (15), One Pearl Bank (14) and The Landmark (12).

(OCR) Between Oct 2021 to Oct 2022:
a. Average PSF grew 8.9% YoY ($1,631 PSF to $1,777 PSF);
b. Volumes fell 80% YoY (313 transactions to 63 transactions);
c. In Oct 2022, the 3 Top Volume OCR projects are The Watergardens At Canberra (10), Lentor Modern (9) and Riverfront Residences (8).
