First $PSF Dip since June 2022
This week’s examination of the 1) landed resale market, and 2) landed rental market.
1) Resale Market (Singapore-wide Landed)
Between Oct 2021 to Oct 2022:
a. Average PSF grew 15.7% YoY ($1,441 PSF to $1,667 PSF);
b. Volumes are down 57.6 YoY (231 transactions to 98 transactions).
Between Sep 2022 to Oct 2022:
a. Average PSF fell 3.4% MoM ($1,726 PSF to $1,667 PSF);
b. Volumes are down 33.3 % MoM (147 transactions to 98 transactions).
In Oct 2022, the 3 projects with the most resale transactions were Loyang Villas: Terrace (3), Capitol Park: Terrace (2), and Hillview Garden Estate: Terrace (2). Details of all 86 transacted estates by volume are included in the PDF below.
2) Rental Market (Singapore-wide Landed)
Between Oct 2021 to Oct 2022:
a. Average yield rose 13.9% YoY (2.21% to 2.52%);
b. Volumes are down 50.8% YoY (122 transactions to 60 transactions).
Between Sep 2022 to Oct 2022:
a. Average yield rose 8.9% MoM (2.31% to 2.52%);
b. Volumes are down 46.4% MoM (112 transactions to 60 transactions).
