Sliding ResalePSF + Rising RentalPSF = Super Yield?
Hi, this week we examine the 1) resale market, and 2) rental market.
1) Resale Market (Singapore-wide, non-landed, ex-EC)
Between Oct 2021 to Oct 2022:
a. Average PSF grew 6.8% YoY ($1,413 PSF to $1,509 PSF);
b. Volumes fell 15.0% YoY (1,371 transactions to 1,165 transactions).
Between Sep 2022 to Oct 2022:
a. Average PSF contracted 0.6% MoM ($1,519 PSF to $1,509 PSF);
b. Volumes fell 16.0% MoM (1,390 transactions to 1,165 transactions).
In Oct 2022, the 3 projects with the most resale transactions were The Poiz Residences (12), Kingsford Waterbay (12) and d’Nest (11). Details of the top 200 of 556 transacted projects by volume are included in the PDF below.
2) Rental Market (Singapore-wide, non-landed, ex-EC)
Between Oct 2021 to Oct 2022:
a. Average yield grew 26.3% YoY (3.26% to 4.12%);
b. Volumes are down 25.7% YoY (3,888 transactions to 2,889 transactions).
Between Sep 2022 to Oct 2022:
a. Average yield grew 5.5% MoM (3.91% to 4.12%);
b. Volumes are down 13.2% MoM (from 3,329 to 2,889 transactions).
