Landed Volumes Continually Slide
This week’s examination of the 1) landed resale market, and 2) landed rental market.
1) Resale Market (Singapore-wide Landed)
Between Nov 2021 to Nov 2022:
a. Average PSF grew 17.5% YoY ($1,530 PSF to $1,797 PSF);
b. Volumes are down 74.5 YoY (235 transactions to 60 transactions).
Between Oct 2022 to Nov 2022:
a. Average PSF grew 6.8% MoM ($1,683 PSF to $1,797 PSF);
b. Volumes are down 48.3 % MoM (116 transactions to 60 transactions).
In Nov 2022, the 3 projects with the most resale transactions were Jln Hock Chye:Terrace (3), Westville: Terrace (2), and Frankel Estate: Semi-D (2). Details of all 56 transacted estates by volume are included in the PDF below.
2) Rental Market (Singapore-wide Landed)
Between Nov 2021 to Nov 2022:
a. Average yield fell 11.6% YoY (2.30% to 2.03%);
b. Volumes are down 46.2% YoY (104 transactions to 56 transactions).
Between Oct 2022 to Nov 2022:
a. Average yield fell 17.7% MoM (2.47% to 2.03%);
b. Volumes are down 29.1% MoM (79 transactions to 56 transactions).
