PSF & Yield Still Aloft
Hi, this week we examine the 1) resale market, and 2) rental market.
1) Resale Market (Singapore-wide, non-landed, ex-EC)
Between Aug 2021 to Aug 2022:
a. Average PSF grew 11.0% YoY ($1,378 PSF to $1,529 PSF);
b. Volumes are down 19.3% YoY (1,596 transactions to 1,288 transactions).
Between Jul 2022 to Aug 2022:
a. Average PSF grew 1.6% MoM ($1,506 PSF to $1,529 PSF);
b. Volumes are down 10.4% MoM (1,438 transactions to 1,288 transactions).
In Aug 2022, the 3 projects with the most resale transactions were D’Leedon (15), Kingsford Waterbay (10) and The Panorama (10). Details of the top 200 of 618 transacted projects by volume are included in the PDF below.
2) Rental Market (Singapore-wide, non-landed, ex-EC)
Between Aug 2021 to Aug 2022:
a. Average yield grew 17.0% YoY (3.25% to 3.80%);
b. Volumes are down 26.9% YoY (3,866 transactions to 2,825 transactions).
Between Jul 2022 to Aug 2022:
a. Average yield grew 0.80% MoM (3.77% to 3.80%);
b. Volumes are down 21.0% MoM (from 3,574 to 2,825 transactions).
In Aug 2022, the 3 projects with the most rental transactions were The Sail @ Marina Bay (28), Marina One Residences (26), and D’Leedon (24). Details of all the top 200 of 980 transacted projects by volume are included in the PDF below.
