New Launch CCR over R/OCR premiums diminish

Hi, this week we examine New Launch (BUC) Market-Wide (Non-Landed).

Between Sep 2021 to Sep 2022:
CCR over RCR premium: fell 138% to 120%.
CCR over OCR premium: fell 171% to 139%
RCR over OCR premium: fell 124% to 116%

(CCR) Between Sep 2021 to Sep 2022:
a. Average PSF grew 4.7% YoY ($2,769 PSF to $2,898 PSF);
b. Volumes grew 23.5% YoY (162 transactions to 200 transactions).
c. In Sep 2022, the 3 Top Volume CCR projects are Leedon Green (31), Pullman Residences (28) and Perfect Ten (23).

(RCR) Between Sep 2021 to Sep 2022:
a. Average PSF grew 20.9% YoY ($2,002 PSF to $2,420 PSF);
b. Volumes fell 62.9% YoY (296 transactions to 110 transactions).
c. In Sep 2022, the 3 Top Volume RCR projects are Riviere (18), One Pearl Bank (12) and The Landmark (10).

(OCR) Between Sep 2021 to Sep 2022:
a. Average PSF grew 29.0% YoY ($1,620 PSF to $2,091 PSF);
b. Volumes grew 112.8% YoY (329 transactions to 700 transactions).
c. In Sep 2022, the 3 Top Volume OCR projects are Lentor Modern (515), Sky Eden@ Bedok (122) and Pasir Ris 8 (10).
