Capital Values Rise, Yield Keeps Pace
Hi, this week we examine the 1) landed resale market, and 2) landed rental market.
1) Resale Market (Singapore-wide Landed)
Between June 2021 to June 2022:
a. Average PSF grew 19.8% YoY ($1,424 PSF to $1,706 PSF);
b. Volumes are down 34.7% YoY (262 transactions to 171 transactions).
Between May 2022 to June 2022:
a. Average PSF fell 2.0% MoM ($1,740 PSF to $1,706 PSF);
b. Volumes are up 7.6% MoM (159 transactions to 171 transactions).
In June 2022, the 3 projects with the most resale transactions were Villa Verde: Terrace (6), Loyang Villas: Terrace (4) and Serangoon Garden Estate: Semi-D (3). Details of all 141 transacted estates by volume are included in the PDF below.
2) Rental Market (Singapore-wide Landed)
Between June 2021 to June 2022:
a. Average yield grew 2.1% YoY (1.93% to 1.97%);
b. Volumes are down 7.6% YoY (118 transactions to 109 transactions).
Between May 2022 to June 2022:
a. Average yield fell 5.5% MoM (2.09% to 1.97%);
b. Volumes are down 6.0% MoM (116 transactions to 109 transactions).
In June 2022, the 3 projects with the most rental transactions were Serangoon Garden Estate: Terrace (10), Seletar Hills Estate: Detached (3) Serangoon Garden Estate: Semi-D (3). Details of all 90 transacted estates by volume are included in the PDF below.
